Here are the answers to your questions: 1. First about set backsTrdm bluffs for both the new Volunteer dorm (1), and the Water Slides.(3).' I know that there is a minimum set back from a bluff,- but not sure at what point a hill or rise in elevation becomes a bluff, and if it would affect these two projects? A topographic feature is a bluff if it meets all of the following physical characteristics: a. The slope'rises at least 25 feet above the ordinary .high w/ater level of the lake; b. The grade of the slope from the toe of the bluff to a point 25 feet or more above the OHWL averages 30% or greater c. The slope is towards the body of water 2. I forget the exact terminology, but I know that we have to be set back a set amount of feet from both Big Pelican and Little Pelican lakes, and I know that these zones sometimes cross over on our property, is it a Lake Set back Zone? At any rate, with the locations of all 3 projects, will there be any problem with these Zones, or will we need a variance for that. Using the site plan you provided, along vyith aerial photography, here's what I came up with: a. #1: The tennis court where the new dorm is proposed is 117 feet from Little Pelican Lake. The minimum setback is 100 feet. Setbacks are met , b. #2: New camper dorm to replace Galleon Dorm is 184 feet from Little Pelicah and'314 feet from Pelican. Setbacks are met. c. #3: The current location of the Galleon Dorm is 119 feet from Pelican Lake-- The minimum setback is 75 feet. Setbacks are met for the new water slides. 3. If we do require a variance, can we request it for all projects at once, or do we have to do them separate for each project? I know that there is a minimum set back from a bluff, but not sure at what point a hill of rise ih elevation becomes a bluff, and if it would affect these two projects? A topographic feature is a bluff if it meets all of the following physical characteristics:, a. The slope rises at least 25 ,feet above the ordinary high water level of the lake; , b. The grade of the slope from the toe of the bluff to a point 25 feet or more above the OHWL averages 30% or greater c. The slope is towards the body of water 2. I forget the exact terminology; but I know that we have to be set back a set amount of feet from both Big Pelican and Little Pelican lakes, and I know that these zones sometimes cross over on our property, is it a Lake Set back Zone? At any rate, with the locations of all 3 projects, will there be any problem with these Zones, or will we need a variance for that. Using the site plan you provided, along with aerial photography, here's what I came up with: a. #1: The tennis court where the new dorm is proposed is 117 feet from Little Pelican Lake. The minimum setback is 100 feet. Setbacks are met b. #2: New camper dorm to replace Galleon Dorm is 184 feet from Little Pelican and 314 feet from Pelican; Setbacks are met. c. #3: The current location of the Galleon Dorm is 119 feet from Pelican Lake. The minimum setback is 75 feet. Setbacks are met for the new water slides. 3. If we do require a variance, can we request it for all projects at once, pr do we have to do them separate for each project? I don't see the need for any variances for the proposed additions. We are looking at 2 new buildings for Castaway Club (one soon the other a few years out), as well as taking out an existing building and installing some water slides. I am going to attach a map with the locations of all 3, as well as a more detailed topo map of the one we want to do first. I have a few questions: 1) First about set backs from bluffs for both the new Volunteer dorm (1), and the Water Slides (3). I know that there is a minimum set back from a bluff, but not sure at what point a hill or rise in elevation becomes a bluff, and if it would affect these two projects? 3’^^" APf€^^5> 2) I forget the exact terminology, but I know that we have to be set back a set amount of feet from both Big Pelican and Little Pelican lakes, and I know that these zones sometimes cross over on our property, is it a Lake Set back Zone? At any rate, with the locations of all 3 projects, will there be any problem with these Zones, or will we need a variance for that. 3) If we do require a variance, can we request it for all projects at once, or do we have to do them separate for each project? We are looking starting the first project Fall 2020. If we need variance when is the first possible time that we can apply / get one, do we need to have a conditional use permit first?
