As you suggested, I will share my calculations with you to make sure that I am interpreting the Ordinance
correctly. Please review this and let me know if I need to make any adjustments.
There are four properties that we are interested in buying (Lewis Ward Martins Perfect Beach):
Property one is next to Whispering Pines Resort and includes Lots 14 & 15
Property two is Lot 16 and the front half of Lot 17
Property three is the front half of Lot 18, Lot 19 and the west half of Lot 20j
Property four is thetack half of Lots 17 & 18
The total area represented by these four properties, by my calculations, is approximately 289,000 sq ft.
Tier One is approximately 72,000 sq ft and the two existing cabins in that tier are approximately 2,000 sq ft and
2,800 sq ft.
10,800. We would thenIf we wanted to build 2,000 sq ft cabins in that tier, we would multiply 72,000 x . 150
take 10,800 - 4,800 for the existing sq ft to get 6,000 sq ft. Divide that number by the 2,000 sq ft for each
proposed cabin and we could add 3 cabins along the lake front in that first tier.
Tier Two is approximately 97,000 sq ft and contains two garage/shop buildings that are approximately 1100 sq
ft and 1800 sq ft.
If we wanted to build 400 sq ft RV sites in that tier, we would multiply 97,000 x .056 = 5,443. We would then
take 5,443 - 2,800 for the existing sq ft to get 2643 sq ft. Divide that number by the 400 sq ft for each proposed
RV site and we could add 6 RV sites to that second tier with some carryover (240 sq ft) that we could pull into
the third or fourth tier.
Tier Three is the same size as Tier Two with one building that is approximately 1,600 sq ft so 5,443 - 1,600 =
3843 divided by 400 is 10 RV sites with the carryover.
Tier Four is approximately 35,600 sq ft with no buildings so 35,600 x .056 = 1,994. Divide that number by 400
to get 5 RV sites in Tier Four.
So, in total, my calculations are telling me that 1 could add 3 cabins in Tier One, 6 RV sites in Tier Two, 10 RV
sites in Tier 3, and 5 RV sites in Tier Four, given the existing buildings and assuming all other criteria was
met. Are my calculations correct?
