I would like to confirm that the existing campground use is transferable. Please be aware that the Shoreland Management Ordinance requires that any change in use (i.e. number, size or type of dwelling units) would require a Conditional Use Permit from Otter Tail County. I had mentioned on the phone that we are going to be buying another Property adjacent to Ghana Resort on Lake Lida. This property currently has 6 conditional use permits and the bank would like to be sure these will transfer to our name when we purchase the property with no problem. We will follow the guidelines as we have for Ghana Resort. As we discussed. It is my understanding that the Swanson Campground has been in operation for many years. It is also my understanding that this Campground has been licensed in the past by the Mn. Dept, of Health and is currently licensed by the Otter Tail County Public Health Department (our Public Health Department recently entered into a delegation agreement with the State Department of Health regarding licensing of resorts and campgrounds). According to their 2016 License, this Campground may operate 6 campsites. This means that there could be up to 7 dwelling units onsite since my conversation with Tony Greogeson, Public Health Dept, revealed that there is also an owner's residence onsite. This existing use is transferable. In other words, you could acquire this property and continue its operation as currently licensed. Any change to number, type, or size of dwelling unit onsite would require a Conditional Use Permit through our Office. If you have any additional questions regarding this matter, please contact me. Mr. Jerry Swanson give me his approval to send this to you. My main concerned is in the event of purchasing this parcel of land that the permitted use is for a "campground", and that the permit is documented by Otter Tail County, and or any other governing entity that has jurisdiction over the zoning or permitted use of the parcel. 1 • If the parcel is permitted for a "campground" is the permitted use 100% transferable from the seller unto myself? If the parcel is documented as permitted use as "campground" is the permitted use as a "campground" perpetual, and transferable for life as long as all codes are up to the applicable standards per all applicable entity's? Also, would Otter Tail County, and or any other governing entity that has jurisdiction over zoning recognize the number the Dept of Health's license for up to 6 dependent camp sites?
