We are enclosing a copy of our report covering an examination of your plans and specifications on the above- designated project. The plan appears to be in general compliance with the standards of this department and has been approved with the following changes and/or comments in the enclosed report. Each unit has 2 bedrooms; each bedroom is approved for 2 occupants. A new septic system is being built, copy of permit will be sent to sanitarian. Existing license #15226, upgrade the license to include 2 lodging units, and one septic system. Floors shall be smooth, easily cleaned, shall be kept clean and in good repair. Abrasive strips for safety purposes may be used to prevent accidents. 1. 2. Wall and ceiling may not be studs, joists, or rafters unless suitably finished and kept clean. 3. Every room occupied for sleeping purposes by one person shall contain at least 70 square feet of usable floor space, and every room occupied for sleeping purposes for more than one person shall contain not less than 60 square feet of usable floor space for each occupant thereof Under no circumstances shall there be less than 400 cubic feet of air space per occupant. Usable floor space excludes closets and bathroom areas. Beds plaeed side by side must be separated by a minimum of three feet. • Each bedroom is (total of 4) is 122 square feet and approved for 2 occupants. 4. No sleeping quarters shall be provided in any basement having more than half its floor to ceiling height below grade. • No sleeping rooms are proposed below grade. 5. All outside doors, windows and other openings shall be screened when flies, mosquitoes, and other insects are prevalent 6. Toilet facilities shall be available on each floor when not provided in each individual room/unit. Toilet, lavatory, and bath facilities shall be provided in the ratio of one lavatory and toilet for every ten occupants, or fraction thereof and one bathtub or shower for every 20 occupants or fraction thereof 7. All rooms and bathrooms shall be shall be well lighted and ventilated either by mechanical or natural means. 8. The doors to all toilet rooms serving the public and employee shall be self-closing. 4 Rose Ridge Resort34568 Co Hwy 4 Rem Lodging Project No. 130164 Page 2 10/10/2012 All lavatories for public use or furnished in guest rooms shall be supplied with hot and cold running water and soap. Approved sanitary towels or warm air devices shall be provided for hand drying. 9. 10.A safe adequate supply of water shall be provided and shall be located, constructed, and operated in accordance with rules governing water supplies. • Submit the most current well test to the inspecting sanitarian, Dave Wroblewski. Provide a certificate of compliance for all septic systems or sewage treatment facilities operated in conjunction with the licensed facility. • A septic permit from Ottertail County was submitted with the plan review. Submit final approval of septic system to Dave Wroblewski. 11. The temperature of hot water which is provided in any public area or guest room, including but not limited to lavatories, bathtubs or showers, shall not exceed 130° F. 12. Ice used by the public must be dispensed through an automatic dispensing ice machine in a sanitary manner. Open bin ice machines are prohibited in public areas. 13. Open bin ice machines may be used by employees only to dispense ice to guests in either sanitary containers or disposable closed bags. 14. Ice and food vending machines must be located on approved non-absorbent surfaces.15. 16.Beverage glasses for guest rooms may be single-service and wrapped when supplied. Either a three compartment sink or a dishwasher, meeting NSF (National Sanitation Foundation International), shall be provided for washing and sanitizing multi-use utensils and drinking vessels. 17. Submit plumbing plans on the plumbing system to the Department of Labor in Industry.
