OLSON AND BARBARA J. OLSON fka Barbara J. Norberg, husband and
wife. Seller (whether one or more), and BLANE O'CALLAGHAN AND
LOIS O'CALLAGHAN, Purchasers, as joint tenants.
Seller and Purchasers agree to the following terms:
1. PROPERTY DESCRIPTION. Seller hereby sells, and Purchasers
hereby buy, real property in Otter Tail County, Minnesota,
described as follows:
That part of Government Lot 1 and that part of Government
Lot 2 of Section 17, Township 137 North, Range 40 West of
the Fifth Principal Meridian in Otter Tail County,
Minnesota, described as follows:
Commencing at a found iron monument which designates
Meander Corner NO. 66 on the north line of said Section
17 and on the westerly shore of Rose Lake; thence South
89 degrees 55 minutes 28 seconds West 317.20 feet on ah
assumed bearing along the north line of said Section 17
to a found iron monument; thence South 09 degrees 03
minutes 54 seconds East 638.01 feet; thence North 84
degrees 17 minutes 22 seconds West 69.80 feet to the
centerline of County State Aid Highway No. 4, said point
hereinafter referred to as Point A; thence continuing
North 84 degrees 17 minutes 22 seconds West 283.09 feet
to the west line of said Government Lot 1; said point is
the point of beginning; thence South 0 degrees 22 minutes
41 seconds West 913.25 feet along the west line of said
Government Lot 1 and along the west line of said

feet, more or less, to the water's edge of Rose Lake;
thence northwesterly along the water's edge of said Rose
Lake to the intersection with a line which bears South 84

The above described tract contains 12.5 acres, more or
less.

SUBJECT TO a 100.00 foot wide easement for County State Aid
Highway no. 4 right of way purposes over, under and across
part of the above described tract. The centerline of said
100.00 foot wide right of way is described as follows:
Beginning at the afore mentioned Point A, thence southerly
on a curve concave to the East, having a central angle of 05
degrees 26 minutes 42 seconds and a radius of 1273.24 feet,
for a distance of 121.00 feet (chord bearing South 03
degrees 14 minutes 38 seconds West); thence South 00 degrees
31 minutes 17 seconds West 783.48 feet to the afore
mentioned Point B and said centerline there terminates,
sidelines of said 100.00 foot wide County State Aid Highway
No. 4 right of way easement shall be prolonged or shortened
to terminate on the northerly and southerly boundaries of
the above described tract.
The
ALSO RESERVING a 20.00 foot wide easement for driveway
purposes over, under and across part of the above tract.
The centerline of said 20.00 foot wide driveway easement is
described as follows:
Beginning at the afore mentioned Point C; thence North 72
degrees 50 minutes 16 seconds West 248.28 feet; thence North
85 degrees 54 minutes 26 seconds West 232.95 feet to the
centerline of said County State Aid Highway No. 4 and said
Driveway easement centerline there terminates,
sidelines of said 20.00 foot wide driveway easement shall be
prolonged or shortened to terminate on the easterly line of
the above described tract and on the centerline of said
County State Aid Highway No. 4.
