The owner of one of the mobile home lots at this resort (sony, forgot to ask the gentleman’s name) came in to
find out if he needed a permit to build a new deck for his trailer. 1 told him that no Site Permit was required
for a deck, however if it was a deck for a mobile home and not an RCU then a CUP was required before the
deck could be built. 1 explained the SMO requirements and we discussed that a deck is an appurtenance to
the mobile home even if it is not connected. 1 also explained that the 200 square foot deck allowance applied
only to RCU’s in a cluster developments, not mobile or manufactured homes. Because the gentleman
questioned the need to go through the CUP process and the time delay involved I asked Bill Kalar to confirm
for him that a CUP was required and that the property owners (Jack & Pauline Plantin) would have to file the
application form. After talking with Bill I gave the gentleman a packet of application materials (2 forms,
checklist, meeting dates, copies of previous CUP application 8s property layout from the file). He will talk with
the Plantin’s and find out how they want to proceed. He told Bill and me that someone (he thought from our
office) had been on site and told him that he didn’t need a permit or a CUP either, that the 200 square foot
deck allowance applied in his case. Bill and 1 assured him that this was not the case and we apologized if
someone from our office provided incorrect information. Bill did tell him that if he was simply replacing his
existing deck with a new deck (same size/same location) then he could do that work without the CUP. The
gentleman stated he wanted a larger deck so he will talk with the Plantin’s before proceeding.
