Motion by Lee, second by Block, and unanimously carried to approve that the existing road
(servicing Sunlight Beach) being on the adjacent property, be reviewed by the County Engineer to
determine the appropriate level of the existing culvert as recommended by the Planning
Commission.

Motion by Mosher, second by Nelson, and unanimously carried to approve a Conditional Use

Motion by Mosher, second by Block, and carried with Lee opposed, to improve driveways as

Motion by Froemming, second by Nelson, and unanimously carried to approve a Conditional Use

Motion by Lee, second by Mosher, and unanimously carried to approve the Preliminary Plat of
“Juniper Shores” consisting of 3 single family residential lots with conditions as recommended by
the Planning Commission. The property is described as Pt. SE% SW%; Rs. of Gov. Lots 8 & 10,
Section 21 of Candor Township: Hook Lake (56-547).

Motion by Lee, second by Froemming, and unanimously carried to deny a Conditional Use Permit

A Conditional Use Permit Application to make 6 level spots to park campers. No sewer,
just water and electricity. We will not have to remove any trees, and do not plan to put
down cement. The property is described as Lots 3 & 4, Section 25 and Lot 5, Section 26,
Girard Township: East Battle Lake (56-138), RD.
George Walters and Marvin Sweeter represented the Application.
Motion: A motion by Estes, second by Lachowitzer to approve as presented.
Voting: All members in favor.
“Juniper Shores” / Gerald & Deborah Moltzan - Approved With Conditions:
A Preliminary Plat of “Juniper Shores” consisting of 3 single family residential lots, 1
block. The property is described as : Pt SE1/4 SW1/4; Pts of Gov. Lots 8 & 10, Section
21 of Candor Township; Hook Lake (56-547), NE.
Derek Anderson (Landecker Associates) represented the Application.
Motion: A motion by Sha, second by Lachowitzer to approve with the following
conditions: 1. Lot 2 must have a restriction placed on it that prohibits the placement of
any fill material to create access to the lake. 2. A vicinity map of the entire parcel must
be provided to the County Auditor’s Office (as requested) to allow verification that there
will not be any substandard parcels created.

Gerald & Deborah Moltzan - Denied As Presented:
A Conditional Use Permit Application to construct an 18’ wide driveway to service Tracts
A - E. Driveway is needed to gain access to the building sites on Tracts A - D without
filling any wetlands and will eliminate the need for five (5) individual entrance approach’s
on Leek Lake Drive. Driveway length is approximately 1,443’ in length and will require
approx. 1,300 cubic yards of earth excavation. Driveway grade will match the existing
grade of the current trail and contractor will install silt fencing as necessary between the
construction area and the wetland. ( Six 5 acre parcels are being recorded from this
parcel.) The property is described as Pt of the SE1/4 SW1/4 & Pts of GL 8 & 10, Section
21 of Candor Township; Hook Lake (56-547), NE.
Derek Anderson (Landecker Associates) represented the Application.
Motion: A motion by Trites, second by Schwartz to deny the request; reasons for denial
include the following: 1. The area is fragile and contains many steep areas and
wetlands. 2. The terrain requires an engineer to design a County Spec road. 3. The
road should extend to the southerly line of Tract A.
