Klimp’s Kamp Resort - Approved
Kimp’s Kamp Resort, C/0 James and John Kimple, Dent, MN, requested a variance to replace an existing 16’ by 24’
two bedroom cabin with a 24’ by 24’ story and a half three bedroom cabin in the same location as the existing cabin.
The cabin would be approximately 50’ from the ordinary high water level, 105’ from the septic tanks and 35’ from the
duplex dump system. The property is described as Lots 1 through 13, Block 1 and Lots 1 through 3, Block 2, Yaquina
Bay and part of Government Lot 4, Section 8 of Dead Lake Township by Dead Lake. The cabin that is being
proposed for replacement is located on Lot 8, Block 1, Yaquina Bay. The audience was polled with no one speaking
for or against the request. A letter from the Dead Lake Association in favor of the variance request was read for the
record. After consideration, motion was made by Cecil Femling, seconded by Craig Anderson and unanimously
carried, to approve a variance to replace an existing 16’ by 24’ two bedroom cabin with a 24’ by 24’ story and a half
three bedroom cabin in the same location as the existing cabin.
Fisherman’s Village Resort (David Paul Thompson) - Approved
Fisherman’s Village Resort, C/0 David Paul Thompson, Battle Lake, MN, requested a variance of 60’ from the
required ordinary high water level setback of 100’ for the replacement of two 16’ 6” by 22’ 6” cabins with a 33’ by 22’
6” two story year round ADA approved dwelling 40’ from the ordinary high water level. The property is described as
Lots 5, 6, and 7, Beauty Beach, Deer Lake in Everts Township. The audience was polled with no one speaking for or
against the request. After consideration, motion was made by John Everts, seconded by Craig Anderson and
unanimously earned, to approve a variance of 60’ from the required ordinary high water level setback of 100’ for the
replacement of two 16’ 6” by 22’ 6” cabins with a 33’ by 22’ 6” two story year round ADA approved dwelling 40’ from
the ordinary high water level. It should be noted that the new structure will use no more land area than the original
two stmetures that are being replaced.
Jerry J. and Dennis D. Dodd - No Variance Required
Jerry J. and Dennis D. Dodd, Clear Lake, lA, requested variances from the required ordinary high water level setback
of 75’ for the construction of five decks to five existing cabins less than 75’ from the ordinary high water level. The
decks range in size from 96 square feet to 240 square feet. The drawings would indicate that the setbacks from the
ordinary high water level range from approximately 34’ to approximately 7T. The property is described as
Government Lot 2 and part of Government Lot 4, Section 8 of Maplewood Township by South Lake Lida. The
audience was polled with no one speaking for or against the request. After consideration and discussion, motion was
made by Craig Anderson, seconded by Randall Mann and unanimously carried, to allow the applicants to withdraw
their variance request since all of the proposed decks will be under three feet in total height and to authorize a partial
refund of the variance application fee.
Susan C. Ward and Judy M. Wees - Approved
Susan C. Ward and Judy M. Wees, Perham, MN, requested a variance of approximately 8 to 13’ from the required
ordinary high water level setback of 75’ for the replacement of a 10’ by 48’ 6” trailer home with a 52’ by 28’
manufactured home approximately 62 to 67’ from the ordinary high water level. It should be noted that the structure
would be setback approximately 57’ from a line between the two southern most lot stakes of the property. The
property is described as part of Government Lot 1, Section 1 of Dead Lake Township by Marion Lake. Arthur Gomp
represented the applicants at the public hearing. The audience was polled with ho one speaking for or against the
request. A letter from Don Fomess stating no objections to the variance requested was read for the record. After
consideration, motion was made by George Walter, seconded by Craig Anderson and unanimously carried, to
approve a variance of approximately 8 to 13’ from the required ordinary high water level setback of 75’ for the
replacement of a 10’ by 48’ 6" trailer home with a 52’ by 28’ manufactured home approximately 62 to 67’ from the
ordinary high water level. It should be noted that the structure would be setback approximately 57’ from a line
between the two southern most lot stakes of the property. It was noted that the new manufactured home will be no
closer than the existing home to the ordinary high water level and that the current home was behind the existing
building line prior to changes (relocation) of the structure on the adjacent property. Hardship being the terrain and
topography of the applicants’ property.

(40) which is described above as follows: Beginning at the Northeast corner
of Lot 1, Yaquina Bay, thence running due north 386.5 feet along the section

Dear Mr Kalar:
Enclosed is an application for a variance to alW us to rebuild one of our cabins. We
are requesting that our application for a variance be considered without the necessity
of also applying for a conditional use permit since the variance determines whether we
can or cannot get a building permit and because we are not requesting a change in the
use of our property.
Specifically, we wish to replace Cabin *1, a 16' X 24’ two bedroom cabin situated on Lot 8,
Block 1, Yaquina Bay with a. The cabin has a 50 feet setback from the lake.
Kimp's Kamp has 10 cabins, 7 of which are 40 to 100 years old. Built when there were
few land use restrictions, the older cabins are all within 15 to 100' of the lake. While
these old buildings have undergone remodeling over the years, even with
improvements and repairs, five cabins will need to be replaced over the next few years
because they are worn out, are woefully inadequate for today's vacationers expectations, or both. Initially these cabins h^ tiny kitchens without running water,
bedrooms barely large enough for a double bed and no bathrooms. Outhouses and tight
accommodations were adequate then. Now, people expect modern amenities and greater
space. Whereas a family of six might have taken a two bedroom cabin in the past, now
they ask for a three bedroom cabin. To remain viable as a resort, we need to make
changes and improvements to meet the needs of our customers.
Cabin 7, was built in 1948. It has two bedrooms which are 6' X 9' and an overall size of
16' X 24'. In light of need for extensive repair, adding on to enlarge the bathroom
(currently only 48" wide!) and bedrooms, simply does not make sense. We would like to
replace the cabin on present location with a three bedroom single story cabin of 24' X
30' or a 24' X 24' story and a half three bedroom cabin.
We treasure our swamp and stand of mature hardwoods. Since replacing cabin *9 (200' setback) in 1984, we no longer have any clear space 200 feet from the l^e on which to
build. To build 200 feet from the lake would require that we cut down mature trees,
something do not wish to do

The Dead Lake Association wishes to respond affirmatively to the
above variance request. This request represents plans to upgrade
an already existing dwelling. It does not represent a change in
lake useage or density.
The Kimple's are long time residents of Dead Lake and have taken
an active leadership role in preserving and maintaining our water
quality. We feel this variance request will in no way negatively
impact the lake environment and in fact will improve local
aesthetics.
