Dear Planning Commission Members:
HOLLY'S RESORT, OTTER TAIL LAKE
Recently Mr. and Mrs. Bratten were here to discuss expansion of Holly's Resort
by four more units. They indicated that the county had requested Dept, of
Natural Resources input to the proposal.
It is my understanding that at present, the resort has 12 units and the Bratten
household within 200 feet of Otter Tail Lake or - 233 feet of shoreline frontage.
However, they do own about 10 acres of land, the majority of which is in the
second and third tier to the north of the public road behind their resort.
After explaining the density concept in conjunction with lakeshore frontage and
lot area, Mr. and Mrs. Bratten agreed that the four additional living units
could be placed at least 200 feet back from the ordinary high water mark, in
the second tier. Since they presently have a tennis court in the second tier
and are planning a miniature golf course, they agreed no additional development
was necessary or would be done except for the proposed four dwelling units, with
in the second tier. I suggested that may need to be attached to the property
deed by restriction.
Color of the units was also discussed and at present, existing colors are earth
tone, a very important factor with this high density. The Bratten's agreed that
the new units would also be earth tone colors.
In summary, this office would recommend approval of these four additional dwell
ing units if they are placed no closer than 200 feet from the lake, provided these
are the only four dwelling units built in the second tier on the Bratten property.
This could be assured in the future by deed restriction.
