Containing 1.75 acres more or less. EXHIBIT This variance request is to create two (2) separate lots (Parcel E and Parcel F) from the subject real property commonly known as Holly’s Resort. The subject real property is located on Otter Tail Lake. The specific request is to subdivide the subject real property into Parcel F containing 8.78 acres (which would remain the real property of Holly’s Resort) and Parcel E containing 7.50 acres and would be owned by Don and Sue Swenson. The subdivision is the result of an agreement between Holly’s Resort and the Swensons to trade real property due to the practical difficulty of the location of the back portions of the real property in relation to the lakeshore and housing locations of the same. What is proposed to be the northerly part of Parcel F was owned by the Swensons, but its location is directly north and adjacent to the Holly’s Resort property. In contrast, what is proposed as Parcel E which is owned by Holly’s Resort is directly north and adjacent to property ■ owned by the Swensons. Because of the cross locations of the properties as described, there is an inherent and useful reason as practical location of the properties for the parties to trade the properties. Nonetheless, although the trade and subdivision creates a 8.78 acre tract for Holly’s Resort and a 7.5 acre tract for the Swensons, of which complies with subdivision standards, the right of way known as Augustana Drive results in Parcel F becoming two (2) lots. In fact, Augustana Drive forces the 8.78 acre Parcel F into two (2) tracts, of which would cause the tract along the lakeshore to be less than the standard 5 acre lot. The circumstances of Augustana Drive create a hardship of the practical location trade of properties between Holly’s Resort and the Swensons. Holly’s Resort respectfully asks for a variance allowing the conveyance (trade) as stated herein and the substandard lot size of the lakeshore tract (southerly portion) of the proposed Parcel F.
