After discussion and consideration, Paul Larson made a motion, seconded by Jack Rosenthal and unanimously carried, to deny the variance as requested as no adequate hardship unique to the property had been shown that would allow for the granting of the variance as requested, the applicants have another alternative available that will provide them with a reasonable use of their property. (8:52 p.m.) Val Dietz, Lot 16 Block 2, Can ’s Subdivision, Otter Tail Lake in Amor Township, requested the following: Lot 16 is substandard by today’s standards, not meeting the square footage requirement as a back lot to Otter Tail Lake. Person wishing to purchase the lot wishes to put up a small dwelling for more room when children and grandchildren come to visit as he has only a 45’ lot on Otter Tail Lake. Building will have sewer and water. Request to have Lot 16 considered buildable for residential purposes. Minimum requirements for a non-riparian lot are 150’ lot width and 40,000 square feet of area. Paula Dietz appeared with the applicant at the public hearing. After discussion and consideration, Steve Schierer made a motion, second by Jack Rosenthal and unanimously carried, to declare Lot 16 Block 2 Carr’s Subdivision a buildable lot for residential puiposes. It was noted that the variance is consistent with past Board of Adjustment decisions and if also consistent with how other properties in this immediate area are being used. Concern was expressed with the front (lake) lot becoming more substandard if it is separated from the backlot and also available space for a septic system on the front lot should the existing system fail. Concerns with changes to the road that would be needed should the property need to be platted. The proposed backlots do meet and exceed the minimum size for platted backlots. There might be a practical difficulty that would prohibit platting because of the location of the existing neighboring structures. The proposal is really creating four lots. Your Variance Application was dropped off at our Office on July 19, 2016. The gentleman that dropped off the application left before anyone had a chance to look at it. It was given to me for review. 1 briefly reviewed the application with Bill Kalar (Administrator) and found that there are some items that need to be addressed before we can process the Variance Application. After speaking with Bill 1 attempted to call you but the number that was provided on the Variance Application had a voicemaU box that was not set-up yet. 1 again attempted to try to contact you on July 21, 2016 but got your voicemail which had not been set up. July 2f' was the cut-off for the August Meeting. Since I was unable to make contact with you, your application did not meet the cut-off date. I did not try to contact you on July 20,2016 because I was on vacation. In regards to your Variance Application we need some additional information; 1. How many additional campsites are you proposing? Please show the location of the proposed campsites on your drawing. If these campsites don’t meet the lake setback of 75’ you would need a variance from the lake setback for the additional campsites as weU. [,i\U 2. What size is the addition to the Fish Cleaning House for the shower and toiletry? You will need to show the addition to the fish cleaning house on your drawing and if you can’t meet the lotline setbacks and/or the lake setback, you need to indicate that on your variance application. , g 3. You indicate that you are replacing cabin i^l. Please indicate the size of the new cabin on your application and the distance from the lotline and the lake. If the new cabin doesn’t meet setback from lotline and/or the lake you wiU need a variance for those setbacks too. 4.
