The variance as approved does not directly or indirectly grant any other variances for the proposed development. The width and length of the proposed structure are to be determined by the applicant; however, the overall size cannot exceed 260 square feet. Hardship/practical difficulty is the shape of the lot and the terrain features of the property. Hardship/practical difficulty is a substandard lot of record and roads on two sides of the property.
