After consideration and discussion, Paul Larson made a motion, seconded by David Wass and unanimously carried, to approve adding 3,750
square feet from Lot 2 to Lot 3, to considered that portion of Lot 2 combined with Lot 3 as a buildable lot for single family residential use and
to declared the remaining portion of Lot 2 which is combined with Lot 1 to be buildable for only nonresidential structures. Note - combined
Lot 2 and 3 will have approximately 24,750 square feet of area and combined Lot 1 and 2 will have approximately 40,000 square feet of area as
noted on the drawings submitted with the variance application. The variance as approved separates the existing dwelling from the remainder
of the property. The variance as approved does not directly or indirectly grant any other variances for the existing development or for any
future development.

The Otter Tail County Board of Adjustment met Thursday, April 13, 2017, with the following persons in attendance:

Called to Order - Steve Schierer, Chair called the meeting of the Board of Adjustincnt to order at 6:30 p.in.
IVliiuitcs Approved - The Board of Adjustment approved the minutes of the March 9, 2017 meeting as mailed.
The Board of Adjustment considered the following applications for variance:
Thomas and Jancllc Van Erp - Variance application approved as requested. (6:32 p.ni.)
Thomas and Janelle Van Hi-p, part of Reserve Lot G, DurscITs Silver Bay, Silver Lake in Everts Township, requested the
following: Proposing to do a 576 square foot addition onto existing dwelling (24’ by 24’) existing 12’ by 12' deck will be
removed. Proposed addition will be no closer to the ordinary high water level than existing structure. Requesting a 50’ variance
from ordinary high water level. Proposed addition will be in line with neighbors. No additional impervious surface in the shore
impact zone and existing well to be sealed, new well to be drilled. Ron Malone, Contractor represented the applicants at the
public hearing. The audience was polled with no one speaking for or against the variance as requested. After consideration and
discussion, Paul Larson made a motion, seconded by Thomas Lee and unanimously can ied, to approve a variance of 50’ from the
required ordinary high water level setback of 100’ for the proposed 576 square foot (24’ by 24’) addition to an existing dwelling
as described in the variance application dated March 3, 2017 and as depicted on the drawing submitted with the variance
application. The proposed addition will be no closer to the ordinary high water level than the existing dwelling and the approval
of the variance application is consistent with past actions of the Board of Adjustment in this immediate area. Hardship/practical
difficulty is the unique shape and size of the applicants’ propeity. The variance as approved does not directly or indirectly grant
any other variances for the proposed or future development.

Brad and Nancy Lee Loftsgard, Lots 1, 2, and 3 Block 2 Ballard’s Cozy Bay Frist Addition, Pelican Lake in Dunn Township,
requested the following: We purchased this property June 6*, 2016. Lots 1, 2 and 3 Block 2 of Ballard’s Cozy Bay First
Addition are substandard non-riparian lots under the same ownership and therefore are considered as one parcel under the
ordinance. These lots were created in 1974. Doing a survey and moving the lot line 3 into Lot 2 by 3,750 square feet the size of
Lot 3 will change to 24,750 square feet. This results in Lots 1 and 2 to be combined to make a 40,000 square foot lot, which is
required for a future sale. Our intent is to sell our daughter and son-in-law (Cluisandra and Andrew Sorum) when they can
afford. Also request to have Lot 3 Block 2 be declared buildable for single family residential use. The application was
represented by Nancy Lee Loftsgard, Chrisandra Sorum and Andrew Sorum. The audience was polled with no one speaking for
