The existing structure does not meet the . current shoreline setback by approximately 25 or 30’. The new addition would infringe less on the established 75’ setback. The existing residence and decks were built in 1973. In developing the plans for the project, it was discovered that the existing residence and deck located on the lakeside of the existing residence protrude into the required 75’-0” shoreline setback by approximately 30’-0”. Shoreline management requires that all new structures or additions comply with the setbacks and guidelines set forth for this general development lake. As you can see based off of the attached site plan, the most logical area in which to add on to the existing structure is extremely limited by the setback and the location of the existing garage. The proposed new addition and deck would not infringe any further on the established 75'-0” setback than the existing residence currently does. The enclosed site plan should also help give you an outline of the scope of work the owner is proposing. Design and construction are complex. Although the Architect and his Consultants have performed their services with due care and diligence, they cannot guarantee perfection.
