Explain your request:Remove existing 24' x 28' and 16' x 24' garages and 6' x 10' storage shed. A new garage
26' X 40' will be constructed in the area where the original 24' x 16' garage and storage shed were located. The
east side of the garage will be 3' 7" from the side lot line and 2' 6" from the rear lot line (see attached sketch).
Construct three additions to existing house (additions are reflected as dotted lines on attached sketch).
Addition on northerly side of home will consist of a 10' x 14' mud room and 22' x 14' single garage. The addition
to the northeastern portion of the house will consist of expanding the existing bedroom and constructing a new
bathroom (the older bathroom in another location in the house will be removed). The addition to the southwest
corner of the home will be expanding the kitchen. In general, the additions will square up the house and together
with the construction of the new garage would greatly enhance the appearance of the property and increase its
taxable value.
To Construct the new garage 10' from the side line and 20' from the roadway at the rear of the lot would be
impractical in that it would require the relocation of the propane tank with concrete footings, would require
locating the existing sewer line which runs to a lift station at the rear of the lot, and would crowd upon the home
thus making it unreasonable and impractical to strictly comply with the setback requirements.
The additions to the home will not be any closer to the high water line than the southernmost portion of the
home as it currently exists.
The proposed new garage and home expansion will be in conformity with neighboring buildings, would secure the
applicant's rights enjoyed by others in the same area, and would not be contrary to the public interest or damaging
to the rights of other persons or the property values in the neighborhood.
In order to properly evaluate the situation, please provide as much supplementary information as possible, such as: maps, plans,
information about surrounding property, etc. APPLICIANT SHALL BE PRESENT AT THE SCHEDULED HEARING.
