Please consider following factors for approval of 30% coverage of lot: Lot size is very small, with dimensions of 66'xl98' or 13,068 square feet.a. Lot slops away from lake, so there is no concern for any increase of water run off into lake at 30% lot coverage versus 25% lot coverage. b. Building project during 1996/1997 is continuation of initial construction from 1986, which at that time, allowed up to 30% lot coverage. c. Also, see Exhibit B attached, of grid plot plan and note that permanent walls will be installed under new canopy, letter "B", and old canopy, letter "C", with door installed allowing access from new building, letter "A", to new canopy, letter "B". d. Walls can't be installed until after concrete floor is poured, which will be done after approval of 30% lot coverage. Storage building, 8'xl2', letter "G" (see Exhibit B attached) to be moved.e. Request Approval For Existing Drain Field to be Within 5' of Existing Building/Garage 2. Eor approving this request, please consider the following: Since garage, identified under letter "E" on Exhibit B, has no heating and/or cooling system and was never constructed with idea in mind to add heating/cooling later, this building can only be used as dwelling during summer months and when new building, identified as letter "A" under Exhibit B, is used as year-around home, garage will actually be used as a garage during winter months. a. »CT 1 0 3557 LAND 6 I October 8, 1997 David and Beverly Skyberg 1429 15th St. N. I own Lot 53, the property to the south of the lot in question. I have a few concerns regarding the variance. Listed in Exhibit A, 1b it states that their lot slopes away from the lake so there is no concern for any increase of water runoff into the lake. That is not true. Skyberg's lot slopes toward and drains onto our property, which in turn drains into the lake. Since their house was constructed this summer, we have noticed a large increase in the water draining onto our lot from Skybergs. The water rushes off of the roof and has even washed out the landscaping timbers for the owner on the north side. If they are allowed to cover more of the green space, it will only get worse. In Exhibit A, Id, the old garage canopy is 8*10" from our lot line, not 10* as is shown on Exhibit B, so when Skyberg's constructed the new canopy it does not meet the new 10* side yard set back, therefore they are building to close to our property. My other concern is that Skybergs don't even have a patio or deck on the lake side yet. That would increase their impervious surface even more then the 30% they are asking for. Any questions, please feel free to give me a call.
