After you left I pulled the lake file and found a note in the file regarding splitting parcels,17000040063002 & 17000040063000 (see enclosed map). These two parcels are considered one parcel as the 1.44 AC tract has substandard lake frontage for a non-riparian lake lot, was not created before October 15, 1971, they are contiguous and in the same ownership. I called and left a message for you that day but have not heard from you therefore this letter is being sent. To clarify your request, it should read that you are requesting to split the 1.44 AC tract (which is sub-standard in lot width for a .non-riparian lot) from the 6.45 AC tract and have it declared buildable for Non-residential use. The 6.45 AC tract meets the lot width and lot area for a non-riparian lot. The note and map in file also mentioned splitting the 6.45 AC tract into smaller parcels. Another person looking into the property is looking to subdivide up the parcels to put some storage sheds on it. This subdivision idea is driving the price of the property. What I have done is used the rules within the Shoreland district to map out how many times the space could be subvidided.
