To use the property just as it is, without any liability of obligation on the part of the LANDLORD to make any altera­ tions, improvements or repairs of any kind on or about the property, for and during the full term of 1 year from and after the 15th day of July, 1939, for the purpose of hunting. The TENANTS agree to exclude the portion of the property near the buildings from any hunting activity, agree that no pheasant hunting will occur on this leased property during the weak before the deer hunting season or during the week of deer hunting season. The TENANTS agree to pay to tiie LANDLORD as rent the sum of Two Thousand, Two Hundred Fifty Dollars ($2,250.00) for and during the full term of this lease. See TENANTS further IT IS FURTHER MUTUALLY AGREED between the parties as follows: The LANDLORD promises that on payingQUIET ENJOYMENT, the rent and performing the promises contained in this agreement, the TENANTS shall peacefully and quietly have, hold and enjoy the leased premises for the agreed terra. The TENANTS shall be able to assign this lease or sublet the property described above, in whole or in part, without obtaining the LANDLORD'S consent. ASSIGNMENT AND SUBLETTING. At the expiration of the lease term, i.he TENANTS shall vacate and surrender the property to the LANDLORD in as good conditioii and repair as it was at -the commencement of this lease, reasonable use and wear excepted. SURRENDER OF PREMISES. If the TENANTS fail to make any payments mentioned in this lease agreement or fail to pay any rent when it becomes due, or violate any other promise, condition or agreement contained in this agreement, the LANDLORD'S re-entry will not affect the TENANTS' obligation to pay rent and fulfill any promise or agreement contained in this agreement for the full term of the lease.
