Road right-of-way variance of 10’ from required 20’ setback placing garage 10’ from road right-of-way. 3. Requesting a variance on impervious surface - lot is currently at (buildings 28%) total 32.08%. At completion of project buildings would be at 27.80% and total would be 29.27% with removal of shed (64 square feet) and sidewalk (166 square feet). 1. After discussion and consideration, Paul Larson made a motion, second by Ward Uggerud and unanimously carried, to approve a variance of 3' from the required side lot line setback of 10’ for the placement of an 18’ by 22’ garage 7’ from the lot line and at least 20’ from the road right-of-way with the condition that no more than 30% of the total eligible lot area can be covered with impervious surfaces upon completion of the proposed construction project. The variance as approved will provide the applicant with a reasonable use of her property. Hardship/practical difficulty is a substandard lot of record. The size of the proposed garage is reasonable. The applicant’s proposed development is similar to other use in tins immediate area.
