VARIANCE REQUESTED IS: We would like to request a Variance to sell Tract A (18,593 sq. ft.), and Tract B (18,655 sq. ft.) of Reserve Lot A and Tract C (19,540 sq. ft.) and Tract D (19,645 sq.ft.)
of Reserve Lot C. On 7-12-85, a Variance was requested to split Reserve Lot A and Reserve Lot C •from two lots with frontages of 225' to four lots with approximately 112.5' of frontage. This
Variance was approved 8-1-85. In this request we indicated that the four lots would comply with
the 20,000 square foot requirement. Our belief that these lots would be in compliance was based on a blue-line drawing from Land Surveyor Keniiit T. Bjorgum which indicated that each split parcel
would contain 20,000 or more square feet. On 6-6-86, a fill permit was approved for our lakeshore property. The permit was to expire on 9-1-91. Prior to this expiration date all lots
were filled and a road was constructed at a cost of approximately $8,000. In order to sell these
; lots with a proper legal description, Bjorgum & Associates, Inc. was engaged to survey the split
of Reserves A 8 C. Following receipt of these legal descriptions Contract for Deeds were initiated on Tract B of Reserve Lot A and Tracts C and D of Reserve Lot C. Subsequently, a Contract for Deed on Tract C of Reserve Lot C (19,540 sq. ft.) was recorded in the Office of the
^.'• County Recorder on 9-26-91.
Other Information: There are currently several lots to the east and west of these lots that
have 75' frontage and contain approximately 12,000 sq.ft.
;
of land.Your consideration of this request will be appreciated.
In order to properly evaluate the situation, please provide as much supplementary Inlormation as possible, such as: maps, plans,
inlormation about surrounding property, etc. APPLICANT SHALL BE PRESENT AT THE SCHEDULED HE^^RING.

Arthur D. Novecek - Approved
Arthur D. Novacek, Moorhead, MN. requested a variance to place a 24' by 28' garage 77' from

audience was polled with no one speaking for or against the request. After consideration, motion
was made by Craig Anderson, seconded by Cecil Femllng and unanimously carried to approve the

the shoreline.
