REFERENCE: Lots 2A Blk 1 & 2B Blk 2 Larsen’s Minasha-Da Subdivision
Bill and I discussed the situation with these lots as well as the adjacent lots (lA, IB Ss 3A, 3B). After reviewing
the subdivision file and finding no direct reference to the proposed use or intention for these lots. Bill
determined that they were created as they were with the intention that the front lots (lA, 2A, 3A Blk 1) and
the back lots (IB, 2B, 3B Blk 2) were to be considered as one lot for the purpose of lot size requirements. The
road that divides the lots front to back was in place before the plat was created, which caused the lots to be
developed as they were. By making these lots combined front/back lots, the size requirement for “area” was
met as well as for lot width/water frontage. Bill also determined that since this was the intention of the plat
our office will not consider them Unbuildable due to Substandard Lot Size and no Variance would be necessary
to have them declared as such. HOWEVER - all other requirements of the SMO must still be met AND for the
purpose of Impervious Surface Calculation the front lots and back lots are calculated separately.
