Upon approval of the new driveway, the 10 foot wide concrete along the old driveway will be removed and the excavated material from the new driveway construction will be used as fill to restore the original bluff area along either side and across the old driveway site. The remaining excavated material from the new driveway project will be hauled off site. The existing driveway runs through a bluff area at a slope of approximately 17% and is in line with the center of our lake home. The new driveway will have a slope through the bluff area of approximately 13% and will be in line with the green area between our lake home and the Monk. Dwelling: The dwelling will require excavation at its deepest point of eight feet in the Northern (High) corner and the depth will be reduced until it reaches grade for the walkout basement. In addition fill is required to raise the elevation of the Southern (Low) corner by approximately 3 feet. Estimated amount of excavation: 26' x 30' x 4' avg. depth / 27 = 115.6 cubic yards Estimated amount of fill: 26' x 10' x 2' avg. depth / 27 = 19.3 cubic yards 2. Retaining Wall around the North (High) Corner of Dwelling: A boulder retaining wall will be constructed around the North corner of the dwelling approximately 10' from the home. This retaining wall will be at its highest point of approximately 5' in the Northern corner and run parallel to both the sides of the structure tapering until meeting grade, approximately 18' in both directions. Estimated amount of excavation: 36' x 10' x 3' avg. depth / 27 = 40.0 cubic yards 3. Retaining Wall around to South (Low) Corner of Dwelling: A boulder retaining wall will be constructed around the South corner of the dwelling approximately 10' from the home. This retaining wall will be at its highest point of approximately 4' in the Southern corner and run parallel to both the sides of the structure tapering until meeting grade, approximately 15' in both directions. Redirection of drainage around the dwelling: Currently a shallow valley runs from the North corner of the lot to the South corner of the lot. This valley provides drainage for excess run-off into a neighboring wetland, but not Scalp Lake itself. The dwelling lies directly in line with drainage of this shallow valley. As part of the development of the lot, this valley will be partially filled, above the Northern retaining wall, reaching a maximum fill height of 30" above current grade. Drainage above the Northern retaining wall will be redirected westerly around the high- side of the home. To ensure no water concerns with the structure, an 18" culvert will be placed in-line with the re-directed drainage. Ultimately, the run-off will continue to flow into the same wetland to the southwest of the home. Estimation of fill with valley: 12' x 30' x 1.5' avg. depth / 27 = 20 cubic yards 5. Construction of Driveway: A driveway will be constructed starting from W. Lake Seven Rd and traveling southwest before curving back easterly above the dwelling. This driveway will be approximately 16' wide and 150' in length. The driveway's Northeast side requires excavation of the hillside to level the road. This excavation will reach a maximum depth of approximately 3' in areas with the most slope. Also, to prevent the road from washing out, a ditch will be constructed on the high side of the driveway, along with the installation of a 15" culvert. I have attached a drawing of my site with the new proposed boulder walls highlighted in pink. 1 believe that the new walls add both structural integrity to the land and reduced the speed of any run-off by lessening the restriction of the drainage. The slope near the structure has been reduced to roughly 1/2 inch per 1 foot. The main boulder wall in question from Land & Resource is the one that runs from the comer of the house to the roadside. That wall is approximately 6 feet high near the structure and tapering back to the road. Since we began constmction in early August we have seen only two hard rainfalls, but neither has shown erosion impacts on either my property or the neighbor's property. To comply with Otter Tail County Land & Resource, please review my attached proposal and provide your professional opinion regarding the change from the original plan and whether any additional drainage concerns are being created or if you believe the revisions should be acceptable. 2 Let me know if you have additional questions.
