Nama EXPLAIN YOUR PROBLEM HERE: The topography of the lot creates a problem in locating a garage 40 feet from the road right of way* The lot is 186 feet deep (or long). The estimated vertical drop is approximately 50 feet for the lot from the road to the lake. The township road is located approximately 20 feet further away from the lot boundary than is indicated on the attached plot. Therefore, a required garage according to ordinance regulations would be approximately 20 feet further away from the road than normal. The vertical drop to the ordinance regulated garage would be about 11 feet. The location of a garage according to ordinance would block the only access to the existing house on the lot. An access is needed in case of emergencies and other considerations. The road, as mentioned above, is not constructed in the proper location. The reasons for this is the topography problems which I described and for an existing structure which was already established. The road went around this structure, I propose to obtain a deviation bf the 40 feet standard from the road right of way, I propose to build the 24 x 30 foot garage 2 feet from the right of way. Please note this garage will be 42 feet away from the existing road which will not be a backing onto the roadway problem as the ordinances primary reason for being. The geirage will be further away from the road than many of the existing garages which apparently are enjoying the variance in this lake area. Ness of Lake Region Co-o^ of Pelican Rapids regarding their light poles being on the road right of way and have measurements to the fact that they are indeed on the road ri^t of way. I would like to be recognized at the next meeting of June 2nd to present these to the Board of Adjustment. If for some resison I should not be able to attend this meeting, I am definitely very much opposed to this large a variance. The reasons for this objection are as follows: Variance - too close to the plotted road. Sacfety - Johnson will be backing out onto the plotted road right of way and existing road. This is a particularly dangerous spot as it is near impossible to see on coming traffic from the south until they are at the crest of hill nearby. There are also very young children in the area. Drainage - The water now follows the contour of the shared driveway toward the lake. With a garage in the proposed site the water will drain onto Lots 6 A 8 and onto Johnson's cess pools (and I question if these are adequate). I feel this proposed garage is going to cause problems not even yet considered unless it is much further back from the road. We noticed that many of the Boards decisions are based on the fact of hardship. Our understanding of hardship is something that happens to one that they have no control or responsibility over. Johnson recently piirchased his lot a couple years ago and at that time should have known and taken into consideration the lot lines, the size, grades and slopes of the lot, that there was an existing shared driveway of 18 years, that the existing house was already built too close to the lake, where the back of his property was and where the road right of way began. These were all existing factors before he bou^t the lot and not something newly Imposed upon him. Another factor brought up at the last meeting was that the existing road would probably never be changed. I respectively submit that 1500 ft of the Becker County township road about 600 ft north of Lot #6 was changed and moved two years ago. This road had been there even before the Lake Six road existed. The Lake Six road was also extended throu^ to meet another road in the last couple years. So roads do get changed.
