Our proposal revolves around the construction of two additions to our cottage and also a garage. In terms of the additions to the cottage: it only has 755 square feet. My wife and I are recently retired and the cottage has become our permanent residence. We want to add two additions. First a combination entryway and laundry room which would be 16’ X 3.6’. Second a sunroom which would be 10’ X 10.6’. The hardship conditions referenced above concern the fact that all of the improvements to the lot were constructed 50 years ago prior to today’s shoreland ordinances. Therefore, the additions start 47’ from the OHWL. In terms of the garage: The hardship concerns the lot and the improvement already made on the lot. The lot is narrow, 70’ at the lake and 80’ at the road. The lot has few places that are level. Most of the level areas are taken up by structures or drain field. The best place for the garage seems to be in the far southwest portion of the lot where there is presently a driveway. This spot is fairly level. Also since there is already a driveway there the garage would not add any impervious square footage. The main problem is that part of the garage would be on the road right of way. To summarize, the request for this variance is necessary because 1) the cottage was placed only 45’ from the OHWL 50 years ago before today’s shoreland ordinances, and therefore any additions to the cottage will not be able to match today’s ordinances. Also the additions will not be closer to the lake than is the cottage itself 2) The southwest comer of the lot seems to be the best location for a garage since it is away from the well, the drainfield, the septic tank, and it is on level land covering the driveway.
