Motion
November 6, 2003 Meeting - Motion was made by Paul Larson, second by Steve Schierer to approve the
construction of a 24’ by 24’ detached garage in a location directly to the west of the location as indicated on the
applicant’s drawing and at a point which is 10’ from the septic tank with the condition that an existing 8’ by 12’ shed
must be placed in a location that complies with the setback requirements of the ordinance and with the condition that a
letter of approval must be received from Hobart Township and also to approve the impervious surface coverage as
explained in the application. This motion failed with Cecil Femling, Randall Mann, Steve Schierer, Mark Steuart and
David Trites voting no. After additional discussion and consideration, motion was made by Randall Mann, second by
Mark Steuart and unanimously carried, to table this variance application until the November 13, 2003 meeting of the
Board of Adjustment. It was suggest that the applicant consider the possibility of placing the proposed structure in a
location directly north of the existing 8’ by 12’ shed and to consider the placement Of the garage doors at a right angle
to the road to eliminate the need to back out onto the road. November 13, 2003 Meeting - After discussion and
consideration, motionj/vas made by Steve Schierer, second by Paul Larson and unanimously carried, to approve the placement of ttje-South^st corner of the garage 6’ from the road right-of-way and to approve the placement of
southeast cofl^r of tjpe garage 10’ from the ropid^ight-of-way as depicted on the revised plan which was submitted at
the Noverfiber 13,.^03 Board of^justmerlfmeeting. '

Proposed garage for 34685 County Highway #4
I believe that the garage on our property is a necessity for our year around use of our
home. We have worked diligently to bring our residence up to code and in compliance
with county regulations and believe that the addition of the garage will make for safer
access to the property, easier maintenance of the county highway, and improved
appearance of the property. We have acted in good faith to follow your
recommendations with limited time peirticularly during the opening of deer hunting
season and believe there should be no difficulties with our request for a variance.
• The utility building has been removed from the created public road easement of
East Lake 7 Rd. The utility building is still on the property but has not been
permanently set. We have developed several options for this building depending
on the outcome of this hearing. The building was built in the 1940’s of rough cut
2x6 hard wood and is still very solid. It would seem a shame to see the building
destroyed. If we can build the garage on the property we will see that the building
is moved to some other location when construction of the garage begins. In the
meantime we need that building for storage. It has been used as a work shop for
the past 5 years.
• The proposed garage would be 20’ x 28’ as compared to the original request of
24’x24’. We have shortened the depth of the garage by 4’ to further distance it
from the road. We have extended the width by 4’ to allow for a workshop area in
the garage. Overall these changes reduce the total garage area by 16 sq. ft.. The
work shop and power tools kept in the utility building would be moved to the
garage. We also would store yard equipment-garden tractor, lawn mowers, etc.
We presently are storing personal items and clothing in two storage units in
Vergas and would move those items to the garage. The garage would allow
secure storage for these items, improve the overall appearance of the property,
and allow us to keep our vehicles under cover.
• The movement of the driveway from County hwy #4 would improve safety. The
drive is presently located almost on the corned of East Lake 7 Road and hwy #4.
We would move the road access to East Lake 7 Road and include room for a turn
around so the road could be accessed driving forward. The distance from the
front of the garage and East Lake 7 Road would be 30’ at one front comer and 33’
on the other front comer. The placement of the garage this far from the road
should not interfere with maintenance for East Lake 7 Road and should make it
easier for work done to County Hwy #4.
• The placement of the garage would require about 2 14 feet of fill at that point.
One of the difficulties with moving the garage fiirther to the rear of the property is
that the property is lower than East Lake 7 Road in the rear of the property then in
the front of the property. Moving it back would require considerable more fill.
The placement of the garage also allows us to keep the trees which are asset to the
property.
• The garage can not be easily moved further onto the property away from the road
due to the septic system. The garage would be located just over 10’ from the edge
of the tanks. One of you gentlemen asked why the new holding tanks were
positioned where they were. Basically the Septic is about 18’ from the neighbor’s
property and the land behind the tanks is low. A circle was made for the
placement of the tanks considering all the requirements. There was not a lot of
flexibility available.
