We have owned our property since 1986 and use it as our second home. As stated in my application, I am requesting a variance to subdivide the existing parcel into 3 tracts. According to the site map prepared by Anderson Surveyors, • Parcel A would have 2.49 acres and about 350 feet of shoreline • Parcel B would have 5.19 acres and 211 feet of shoreline; and • Parcel C would have 1.69 acres and 200 feet of shoreline. The size of these parcels would be much larger than the two existing adjacent parcels to the south. I am requesting the variance in order to preserve the existing wetlands and woodlands along the existing road into the site. The current roadway has been in existence for over 40 years. I have removed the gate to the road for better access. Subject to the approval of the variance, 1 will also add at least 2" of gravel to the existing road and expand the width by approximately 2 feet. Although the existing road is more than adequate. All three tracts are sold, subject to approval of the variance. Tract A is the existing home site. Tract B and C are currently unimproved. The parcel is located at 25603 Co Hwy 22, Erhard, MN on Heilberger Lake. The purpose of the evaluation was to determine if there are suitable soils throughout the parcel for the construction of onsite septic systems should the parcel be divided into three separate parcels as shown on the drawing provided by Anderson Land Surveying for the construction of single family homes. I conducted several soil borings throughout the property to determine the type of soil and the depth to a restricting layer. The soils within the staked areas for a septic system on the property are loam, clay loam, and sandy loam. The depth to a restricting layer is roughly 24 to 36 inches in the three areas I have staked to be set aside for a septic system drain field. Based on my observations, if the parcel is to be divided as proposed on the drawing, each separate parcel has suitable soils for a standard septic mound system. An area of 2500 square feet has been staked on each proposed parcei as required by Ottertail County. These areas are not inclusive of the total area available for a septic system drain field. They are simply areas that are suitable and must not be disturbed during construction of homes, other buildings, driveways, etc. As with any proposed construction, I strongly advise the owner to consult a septic system designer before any final decisions are made regarding construction on the property.
