The applicants request that the vacant lot be considered a buildable lot and that they be allowed to subdivide the parcel without a surveyor's drawing. The property is described as part of Government Lot 1, Section 23 of Amor Township on Otter Tail Lake. The audience was polled with no one speaking for or against the request. After consideration, motion was made by Carl Johnson, seconded by Craig Anderson and unanimously carried, to approve a variance to subdivide an existing 200' parcel into two parcels each having 100' of frontage with the condition that a registered surveyor's drawing will be provided at the time of recording. The variance is being granted because each parcel will meet the minimum lot area and lot width requirements for platted lots on a general development lake. The applicants had originally acquired their current 200' parcel in two separate 100' tracts. One parcel was acquired in 1970 and the other parcel was acquired in 1975. Since the one parcel was clearly a description of record prior to 1971 it was determined that the applicants should be allowed two parcels of less than 2.5 acres, but meeting the minimum requirements for platted lots. After consideration, motion was made by George Walter, seconded by Randall Mann and unanimously carried, to deny the variance as requested as no adequate hardship had been shown and other alternatives do exist that will provide the applicant with reasonable use of his property. John P. Condon - Withdrawn John P. Condon, Fargo, ND, requested a variance to construct a road and a cul-de-sac not meeting county specifications. On May 4th, 1994, the Otter Tail County Planning Commission approved the construction of a road and a cul-de-sac meeting county specifications, unless the Board of Adjustment grants a variance.
