After consideration and discussion, Paul Larson made a motion, seconded by Steve Schiererand unanimously carried, to approve a variance of 4’ from the required side lot line setback of 10’ and a variance of 15’ from the required road right-of-way setback of 20’ for the placement of a storage building/carport 6’ from the side lot line and 5’ from the road right-of-way. Hardship is a substandard lot of record. Neil and Kathryn Lerfald - Approved as requested with conditions. (6:58 p.m.) Neil and Kathryn Lerfald, Lot 11 Block 4, Lida Shores and part of Government Lot 2, Section 15 of Lida Township by Lake Lida, requested a variance to subdivide a portion of the applicants’ existing back lot for the purpose of permanently attaching the tract to Lot 11 Block 4, Lida Shores. After the proposed subdivision, the metes and bounds back lot will still meet the minimum size requirements for a platted back lot. Randall Mann, Chair, polled the audience with no one speaking for or against the variance as requested. After consideration and discussion, Steve Schierer made a motion, seconded by Paul Larson and unanimously carried, to approve a variance to subdivide a portion of the applicants’ existing back lot as identified on the registered surveyor’s drawing dated June 30, 2004 as Parcel A with the following conditions: 1.) Parcel A must be permanently attached to Lot 11 Block 4, Lida Shores, 2.) the area within Parcel A cannot be used when calculating imperious surface coverage for Lot 11 Block 4 of Lida Shores, 3.) neither Parcel A or Lot 11 Block 4, Lida Shores can have more than 25% impervious surface coverage and 4.) Parcel A cannot be used for residential dwelling structures. Hardship is a substandard lake lot. This area was previously destroyed by fire. The applicant will be using the existing foundation for the new construction. It was noted that the rebuilt area will be no closer than the existing structure to the ordinary high water level, there will be no excavation as an existing foundation will be used, no precedence will be established by the granting of this variance and there will be no visual impact to the adjacent properties from the proposed project.
