Before a mobile home can be placed on your property less than 1000 feet from the unnamed lake, the Shoreland Management Ordinance of Otter Tail County requires you to obtain a Site Permit from this office. Before we can issue a Site Permit you must meet all of the requirements of that ordinance ( a copy is enclosed). Two parts of the ordinance you would not be in compliance with would be having more than one dwelling on the property and sewage disposal requirements. The Shoreland Management Ordinance does not allow more than one dwelling on a property unless the owner obtains a Conditional Use Permit for a cluster development. As we discussed, it would be faster to create a separate, vacant, five acre minimum parcel for the mobile home. New property lines would have to be at least 10 feet from all existing structures on the farm. Once the split has been recorded, you can apply for the site permit as per Sec. 5.1 on pages 26-27 of the Shoreland Management Ordinance. Also one of the requirements for the permit would be to have a sewage disposal system, that meets code, installed to service the mobile home. You can refer to the enclosed sewer and structure requirements. A Site Permit Application, Application Check List, graph paper for the scaled drawing and a copy of the Subdivision Controls Ordinance are also included. If your proposed project meets the Shoreland Management Ordinance requirements, a permit will be issued. If you have any further questions, please refer to the two enclosed Ordinances.
