May 12,1998 Board Members Our three-season cabin was destroyed by fire on Easter Sunday April 12,1998. We would like to set up a double-wide mobile home with garage to be used as our retirement home on this lot on Tamarac Lake. As you can see from the plat certificate attached the lot is substandard but it is workable. We are looking for approval for three variances: 1. A variance from the 20ft setback for a garage from the road right-of-way. With 56 feet of workable area behind the stringline and the home 26 feet 8 inches wide leaves only 29 feet left to put up a garage. We plan to build a 24x32 garage on the lot line next to the township road right-of-way which would leave 5 feet between house and garage. The road is a deadend road, it has a 33 foot right-or-way, and neighbors already are closer than the required 20ft setback. To our south a garage is 3 feet from the road right-of-way and a home 7 feet from the road right-of-way. To our north two garages set right on the lot line. 2. A variance for septic tank setback of 10 feet from the road right-of-way. Again because of the hardship working with a small lot special considerations are needed to install a septic system. The septic tank will meet setback requirements from wells/dwelling/structure but to do this we will have to use the 10 foot setback required from the road right-of-way. The drainfield will not fit on my property but I have permission from Mike Johnson owner of the property on the other side of the road to put the drainfield on his land. A written agreement was not finished to meet the deadline for filing but will be available for the June 4th meeting. Also I will be attending the Scrambler Township meeting. May 12, seeking permission to run the sewer pipe under the road. This also was not available to meet the deadline for filing for variance. 3. A variance for an addition of a 12x18 screened porch with combination windows. The cabin we lost because of fire had this same type porch facing the lake and we would like to add this feature to our new home. Neighbors on both sides have decks that extend out beyond the stringline facing the lake. The lot is 133 feet long and the house will sit 74 feet from the lake. Adding the 12 porch will still keep us approximately 65 feet from the lake, allowing for the angle of the home on the lot.
