It was noted that the granting of this variance request will place the new dwelling 12’ further back from the ordinary high water level than the placement of the existing dwelling which was approved by site permit number 7770. Hardship is a substandard lot of record. The Board strongly encourages the applicants to use stabilization materials and methods during the construction period for the protection of the bluff area.
