A copy of the survey is enclosed. V/e request the variance for the following reasons: 1. It would be an unnecessary hardship to require Mrs. Johnson to retain more than 2h acres; 2. Strict conformity with the standards would be unreasonable and impractical be cause of several circumstances: a) The other parcels of land running along Hwy. 40 between the Township Road and the Railroad, beginning with Mrs. Johnson on the east end, are all less than 2h acres; b) The land lying directly opposite these parcels (across Hwy. 40) is sub divided into small lots; c) There is not, and will not, be a problem with access to the parcels. Because of the location, there are adequate public services and an integrated safe street and highway system. d) The splitting off of the *71 acre parcel for Mrs. Johnson's home will con tribute to an attractive, stable and wholesome environment.
