Parcel Number 54-000-02-0014-000 VARIANCE REQUESTED IS: In 1986 11 lots were surveyed out on the north shore of Long Lake (two of which are backlots) Each lot is at least 2.5 acres as shown on the attached drawing. Three of the lots were conveyed and recorded prior to the effective date of the new ordinance (June 12th, 1995). The lots which have been sold are identified on the attached drawing as lots 3, 4, and 5. Lot 6 was presented for recording after the effective date of the new ordinance. The Subdivision Controls Ordinance requires that subdivisions created by metes and bounds descriptions, within the shoreland area, must be at least 5 acres. Recjuesting a variance to allow the conveyance of the remaining parcel as surveyed in 1986 by metes and bounds descriptions. Each parcel would be considered a buildable lot. The parcels to be covered by this variance request are identified on the attached drawing as parcels 1, 2, 6, 7, 8, 9, 10, and 111 Each parcel is at least 2.5 acres. The road as shown on the attached drawing has been built and is being maintained by the township. Please note that a map and a legal description for each proposed parcel is attached. Lot numbers referenced above are on the attached drawing. In order to properly evaluate the situation, please provide as much supplementary information as possible, such as: maps, plans, information about surrounding property, etc. APPLICANT SHALL BE PRESENT AT THE SCHEDULED HEARING. It was noted that Lot 6 hM^bee^ii’ presented for recording on the l^th Vf Jitrfe^^’^1995, and that the document was dated prior to the effective date (June 12th, 1995) of the revised ordinance and that the recording should be permitted since it was very evident that the transaction was in process during the transition to the revised ordinance, noted that many of the other lots were in various stages of being conveyed and with the exception of Lot 7, which must be combined with Lot 8 because of the significant amount of low wet areas, all of the other lots should be allowed to be recorded as individual lots. The timing of the new ordinance and the impact of the ordinance on the Belcourts was given significant consideration by the Board in making their decision.
