Per our phone conversation yesterday you explained to me that you are looking to have lots 3 & 4 of Ridgeview Estates 2^^ split. You also indicated that the reason to have them split is that your Father wishes to sell lot 4 to your son Robert so that he may build on it. Because lots 3 and 4 are substandard in size the county sees them as substandard contiguous lots. In order for non-riparian lots (back lots) to be considered buildable lots by today’s standards they are each required to contain 40,000 square feet of area and 300’ parallel to the lake. If your intention is to have the lots split and buildable you will need to state that in your request. Even if the lots are split neither lot meets the requirements of a buildable lot, when wording your request you need to ask to have them split and be considered separate buildable lots, you also need to indicate the type of build ability you are looking for residential or non- residential use for each lot. On your scale drawing you should indicate all existing impervious surfaces, structures, septic system locations, driveways etc. (items are listed on the scale drawing work sheet), on lot 3 & 4. Also complete the impervious surface work sheet for each lot. If you have any further questions on your Variance request please fee! free to contact me by phone.
