We are requesting a variance to build up one story on the footprint of the current structure while adding to the current footprint in the
back of the building as per the drawings, the addition to the back of the existing structure will meet the setback requirements. In
addition, we are requesting a variance to build a 2"^ story deck on the south side of the current structure. The size of the deck is 10’
X 16’. This deck will not encroach any farther than the current footprint into the setback or bluff area. We are also proposing to have
a 2™* story walkway with a portion of the walkway covered extending 4’ from the cabin towards the lake which will connect to the
proposed decl^the 2™“ story walkway will be 51 ’ from the lake. We are requesting a variance of 20’ into the 75’ required setback for

call vote to approve the variance application to construct a second story on the existing cabin and construct a 2'“* story
10’ X 16’ deck being 55’ from the ordinary high water level and 5’ from the top of the bluff and approve a variance to
construct a 2"'’ story walkway to comiect to the 2"'* story deck being 51 ’ from the ordinary high water level and 1 ’ from
the top of the bluff. This decision is also based on the Findings of Fact and Decision Form, which contains the criteria
reviewed and the Board’s finding have been attached to and incorporated as an official part of the minutes which have
been placed on file with the Land & Resource Management Department. The variance as approved does not directly or

A variance may be granted only where the strict enforcement of county land use controls will result in a "practical difficulty”. A
determination that a practical difficulty exists is based upon consideration of the following criteria:

The Board of Adjustment may impose conditions in the granting of variances. A condition must be directly related to and must bear
a rough proportionality to the impact created by the variance. {Mitigating impervious surface with storm water management, deep
rooted vegetative buffers, rain gardens, etc.)
It is the Board of Adjustment's job to apply appropriate legal standards to a specific fact situation. Variances are meant to be an
infrequent remedy where an ordinance imposes a unique and substantial burden.

Proposing to replace the existing lake home and attached garage. We will construct a new lake home over the existing basement
utilizing the same footprint as the old lake home and attached garage being approx. 50.9’ from the water and 4’ from the West lotline
and 8’ from the East lotline. The peak of the structure w ill be under 35’. Currently our impervious surface coverage is at 33.3%. We
are reducing the impervious surface to 31 %.
Brad & Lisa Borgen, property owners represented the variance application. The audience was polled with no one speaking for or
against the variance application.
After consideration and discussion, Terry Marthaler made a motion, seconded by Michael Donoho and carried by roll call vote to
approve the variance to replace the existing lake home and attached garage being 50.9’ from the ordinary high water level, 4’ from the
west lotline, 8’ from the east lotline and approve the impervious surface coverage to be reduced to 31%. This decision is also based on
the Findings of Fact and Decision Form, which contains the criteria reviewed and the Board’s finding have been attached to and
