Our project varies from ordinance requirements by the fact that our two lots still exist as separate
parcels and we pay property taxes based on residential land for both our lots. Our lots are the same
size as all the other lots on Cousin’s Beach created during the I960’s. We are unaware of any lot on
West McDonald Lake that is of the current size requirements. We also have no record of being
notified of the status change to our lots, if so, our addition to our cabin on Lot 10 would have been of
a larger dimension to accommodate our growing family. Therefore, our wish is to place a 16’ x 80’
mobile home on Lot 9. We are willing to put into place all other required accommodations.
I UNDERSTAND THAT I HAVE APPLIED FOR A VARIANCE FROM THE REQUIREMENTS OF THE SHORELAND
MANAGEMENT ORDINANCE/SUBDIVISION CONTROLS ORDINANCE OF OTTER TAIL COUNTY.
I ALSO UNDERSTAND THAT OTHER PERMITS MAY BE REQUIRED, IT IS MY RESPONSIBILITY TO CONTACT LAND &
RESOURCE MANAGEMENT REGARDING THIS MATTER.

Joan & David,
I am returning your application along with your scale drawing and check (check # 13469). After reviewing the
Variance application there is some information not supplied that we require in order for us to complete your
application request.
Upon reviewing your request it is unclear as to what you are requesting the Variance for. It appears that due to an
ordinance change that took effect on February 5, 1992 Lots 9 & 10 are considered substandard contiguous lots in
the same ownership (see pg. 25 of the Shoreland Management Ordinance (SMO) for clarification). From your
request it appears that you would like the Board of Adjustment to consider that the lots be separated and to have
each lot be considered buildable for residential purposes. If this is the case, we. will require the following.
1. A scale drawing showing lots as they exist now including setbacks of existing structures to the lot
lines and current impervious surface calculations.
2. Per proposed split please indicate the impervious surface calculations for each individual lot.
a.) Scale drawings should include driveways and or parking space for each this should also
be calculated in the Impervious Surface, if one is not provided by you one will be
included @12’ wide from the nearest road right-of-way to the proposed structure, (see
pg. 18 of the SMO)
3. Indicated on your scale drawing the proposed-structure on lot 9 does not meet the required 100’
setback. After review it appears there is adequate space to meet this setback, if that is not the case
please indicate this on the Variance request.
4. The septic should also be addressed and shown on the scale drawing as to location or proposed
location.
