Section ZV.13.B. requires that contiguous, substandard (less than the required minimum lot size) lots under the same ownership be combined such that they meet or more closely approach the minimum lot size requirements as established by the Ordinance. In this case. Lots 1,2 and 3 of Oxcart Trail are contiguous, are substandard and were under your ownership. Therefore, these lots had to be considered as one lot in order to comply with the new Ordinance requirement. On February 29, 1996, Leo and Sharon Axdahl requested a Variance to allow Lot 1 to be separated from Lots 2 and 3 so that a single family residence could be constructed onsite.This request was approved on March 28, 1996 by the OTC Board of Adjustment with the condition that Lots 2 and 3 remain combined as one lot for future conveyance. Since this is the case, a single family residence (one dwelling unit) compliant with all Ordinance requirements could be constructed (placed) on Lots 2 and 3 of Oxcart Trail provided a Site Permit is obtained from this office prior to construction (placement).
