One objection is the general increase of traffic in the area; as well as a specific concern of traffic using his driveway as it is located at the western edge of his lot close to our lot boundary. Additionally, the specific use of his property as a "Motor Vehicle Dealer', as stated in his application, would negatively impact the appearance of his land as well as ours. The area surrounding Mr Rademacher's lot has long been a residential area- ever since Monica's grandparents first bought their lot just west of hers at 41300 Highway 1 in 1948. This change in zoning sets a precarious precedent of changing the entire aspect of the neighborhood. The noise, traffic and appearance of a motor vehicle dealership with multiple vehicles located throughout the property do not in any way fit in with a family friendly residential neighborhood. We appreciate that Mr. Rademacher intends to have no vehicles on the premises, although 5 are allowed. Even this number is large when combined with multiple privately owned vehicles and boats that most of us property owners already keep on our land. Further, the office area while small,, once commercial use is issued, a precedent has been established and the door is open for further commercial use by new owners of this lot and others in the area for the future. Finally, it will be difficult for the county to monitor the appropriate use of this site. ■■ ' An alternative wouI:l99 Rademacher to locate his office on nearby Highway 78 just 2.5 miles away which is already a commercial area. He would benefit from rhe increased visibility along this busy highway and be able to conduct business freely and easily without impediment to a residential area.
