EXPLAIN YOUR PROBLEM HERE: xovlt setback requires 40 foot set back from public road right
of way. This property was platted for the purpose of selling lots and building homes
on lots. We built our home on this property with front yard set back at 25 feet and
side yard set back of 25 ft. This is in accordance with City of Wadena Planning
Directors orders and in accordance with City of Wadena, Minn. Zoning Ordinance No, IJO,
We request variance of set back from 40 feet to 25 feet front yard and 20 feet side
yard set back.
In order to properly evaluate the situation, please provide as much supplementary information as possible, such as: maps,
plans, information about surrounding property, etc.

Homes built in same general area do not have a 40 foot set back. This area does not have central sewer or water systems. These utilities are provided
by owners having their own water wells and sewer systems. If houses have to
be set back bk 40 feet from existing roads on these lots which are 150 feet
deep, there would not be enough space between water wells and sewer systems
