Grinnell presently owns Lots 4 and 6, Block 2, Juniper Hills, as well as. Lot 9, Block i. Juniper Hills. Lot 4 has 160' of frontage and 36,000 square feet of area and Lot 6 has 155' of frontage and 72,000 square feet of area. These two contiguous back lots, under the same ownership and for purposes of conveyance, have been combined per the shoreland ordinance which requires that back lots on a general development lake must have at least 200' of frontage and 40,000 square feet of area. The applicant is requesting permission to convey Lot 4, Block 2, Juniper Hills to the present owner of Lot 6, Block 1, Jumper Hills. The applicants are requesting that Lots 4 and 6, Block 2, Juniper Hills be considered buildable lots.
