OUR PROPERTY IS BORDERED BY THE PUBLIC ACCESS ON OUR WEST. THE TREES FULLY OBSTRUCT OUR VIEW TO THIS SIDE. EVEN IF WE MOVED OUR STRUCTURES FORWARD BEYOND THE LEVELS OF OUR NEIGHBORS WE CAN NEVER ENJOY THEIR SAME VIEW. PLEASE NOTE THESE SAME TREES MAKE IT IMPOSABLE FOR OUR STRUCTURES TO AFFECT ANY NEIGHBORS BEYOND. ACCORDING TO BRUCE WINTERFELT OF THE DNR THERE IS NO POSSIBILITY OF THE DNR EVER SELLING THIS OFF FOR DEVELOPMENT. WE HAVE SWAMP LAND BEHIND US THAT IS NOT BUILDABLE. OUR NEIGHBORS TO THE EAST ARE ALL CLOSER TO THE WATER THAN WE WANT TO BE, AND NONE OF OUR PLANS AFFECT THEIR VIEWS. ALSO, FOR ACCURACY I TOOK ALL SET BACK MEASUREMENTS FROM THE BASE OF THE STRUCTURE TO OHWM, PLEASE ALLOW A COUPLE OF FEET IN ALL MEASUREMENTS , FOR ROOF OVERHANG. WE ARE BUYING AN EXISTING CABIN FROM ANOTHER PROPERTY ON STUART LAKE, SO DIMENSIONS CAN NOT BE CHANGED. CURRENT OWNER NEEDS CABIN MOVED BY OCT 15. WE ARE PROPOSING A PLAN THAT SACRIFICES SOME OF OUR ORIGINAL WANTS TO HOPEFULLY GAIN YOUR IMMEDIATE APPROVAL. INSTEAD OF MOVING NEW CABIN FORWARD TO NEIGHBORS SIGHT LINE OR SET BACK FROM THE WATER WE ARE KEEPING LAKE SIDE EDGE OF CABIN ON THE SAME SPOT AS THE EXISTING TRAILER, OVER 20 FEET FURTHER BACK FROM THE HIGH WATER MARK THAN OUR NEIGHBORS. BECAUSE THE CABIN IS DEEPER WE WILL NEED TO RELOCATE (AND UPGRADE) THE SEPTIC HOLDING TANK, AND THE BACK EDGE OF CABIN WILL ALSO RESTRICT USE OF THE GARAGE AS IT SITS. WE HAVE PLANS FROM BRIAN BROGARD TO INSTALL A NEW MOUNDED DRAIN FIELD OR DUAL HOLDING TANK THAT HE SAYS WILL WORK AND FIT OUR PROPERTY WITHOUT ANY FURTHER VARIANCE. WE ARE PREPARED TO DO WHICH EVER THE BOARD PREFERS. ORIGINALLY WE HAD INTENDED TO ASK THAT WE BE ABLE TO SCREEN IN ALL OR PART OF THE FRONT DECK SINCE IT IS FURTHER BACK FROM HIGH WATER MARK THAN OUR NEIGHBORS, INSTEAD, WITH THE EXCEPTION OF THE HOT TUB AREAS NOTED LATER WE INTEND MAKE ALL FURTHER PORCH ADDITIONS SIDEWAYS INSTEAD OF LAKESIDE. OUR CURRENT DECK WAS DESIGNED TO BE LESS THAN 3 FT IN HEIGHT AND MAY NEED TO RAISED SLIGHTLY. WE WOULD ASK THAT WE BE ALLOWED TO INSTALL RAILING OR BENCH SEATS ON ITS PERIMETER, AND HAND RAILS ON STEPS. NOTE DECK FLOOR WILL BE NO MORE THAN 3 FEET ABOVE GROUND, AND RAILINGS AND SEATS WOULD BE NO MORE THAN 3.5 FEET ABOVE DECK. WE HAVE TALKED ABOUT SCREENING IN THE HOT TUB. IF NECESSARY WE COULD MOVE IT BACK TO SIDE OF NEW CABIN, BUT WOULD PREFER KEEPING IT WHERE IT IS. IS THIS A WATER ORIENTED ACCESSORY STRUCTURE AND WOULD THIS BE POSSIBLE IN LIGHT OF THE FACT THAT IT WOULD BE FURTHER BACK FROM OHWM THAN NEIGHBORS PORCH. HOT TUB WOULD REMAIN ABOUT 6 INCHES ABOVE GROUND LEVEL AND MAXIMUM HEIGHT OF STRUCTURE COULD BE 10 OR 12 FEET. ALL FUTURE EXPANSIONS IF ANY OF THIS STRUCTURE WILL BE SIDEWAYS, AND STAY WELL WITHIN THE SIDE SET BACKS AND UNDER THE IMPERVIOUS SURFACE REQUIREMENTS. AS MONEY PERMITS WE MAY WANT A SCREENED IN PORCH ON ONE SIDE, AND MAYBE AN ATTACHED GARAGE ON THE OTHER.
