The variance is needed because the front line of the replacement structure would exceed the set back requirements of the ordinance using the “string test.” Because of the odd placement of the Enstad structure in the adjacent lot, the rear corner of the Enstad structure is the closest to the lot line. Compliance with the string test would create a great hardship by requiring the new structure to be placed too far in the rear of the lot. Please note that the Enstad structure is from 30' to 52' from the high water mark.
