As I review your proposal, I would like to know the proposed maximum height (above the existing ground surface) of the proposed deck / ramp. This would include the distances to the floor as well as the highest portion of the deck (i.e. railing). If I remember correctly this is an open air deck and will not have a roof (please confirm). This would fall within the OHWL setback. The work would include removal of existing 64 SF wooden deck and the construction of a new 442 SF wooden ramp and deck to gain access to the house. I understand the difficulty of verbal descriptions, so I have attached a draft plan of the proposed improvement. I have also included a calculation of the impervious areas Existing (14.4%) and Proposed (15.8%). I would say if needed, the hardship would be the slope of the land. It is a walk out basement and the slope prohibits persons with physical disabilities to gain access to view/enjoy the water. Please review this with others and provide what direction is recommended.
