September 2, 2016 RE: Olsen request for variance at 31840 Denwood Drive, Underwood, MN (Pickerel Lake; Lot 6 Denwood Acres; Parcel # 38000990599000) To: Otter Tail county Board of Adjustment This letter is in response to the above request for variances from the Otter Tail county Shoreland Management, and the Otter Tail County Set Back, and Subdivision Controls Ordinances, proposing to locate a new 2-story home on this property 76 feet from the high water level (the required setback is 100 feet) and 7.5 feet at the closest point to our lot line (the required setback is 10 feet). We are the owhers,of the adjacent parcel # 38000990598000. Although our parcel is not developed at this time, we are very concerned that replacing the existing cabin on the adjacent lot with a new 2-story home only 76 feet fromi the high water mark, will seriously impact the sightlines to the lake frorh our property. When we build, we will be required to build 100 feet from the high water level which would put the 2-story home on the lot in question squarely in our sightline to the lake. In addition, due to the contour of the lake at this location, we feel the sightline impact is even greater. Since this is new construction, we would request that the new 2-story home follow the guidelines and be built with the appropriate 100 feet setback. Note that the newer home on the.property next to ours, owned by our mother, parcel #38000990597000, is built with the proper 100 foot setback (this includes the deck). A 2-story home built only 76 feet from the lake on the lot in question would also impact the sightlines from that location; particularly in the winter when the trees are defoliated. It is our understanding that the 100 foot setback is also an attempt to protect the health of the lake. Over the 50-1- years our family.has owned property on Pickerel Lake we have noted a significant reduction in the clarity of the lake. We hope that the board considers the impact on the lake environment in its decision-making process related to this matter. With respect to the request for the home to be built 7.5 feet from our lot line (the required set back is 10 feet), we would ask the board to assess the impact of this on future home development on our property. Currently, the homes in this area are comfortably separated and we are concerned that impingement into the setback, particularly if it’s the entire side of the home and the home is located closer to the lake than 100 feet, rhay create an Onfavorable situation for future development on our property.
