This addition is to an existing cabin built prior to present 100 ft. setback
requirements.
Setbacks on the three sides other than the lake side are within Shoreland
Management guidelines.
Please note that on plot plan nearest points are measured from stake
line, not from the Ordinary High Water Level.
Surrounding property: The hill to the westerly side of the property
effectively blocks the view down the lake for us and for our easterly
neighbor, so the slight intrusion of the new addition toward the lake
would not cause loss of view to anyone.
The property to the west (Lot 12 of Oakview Shores), also owned by us, is
not built on at the present time. However, the view from that lot toward
the east is screened by elevation change and wooded growth. Therefore
the only visible part of the cabin on Lot 8 is the ridge of the roof and
treetops to the east.
Due in part to the unusual roof structure and the orientation of the
existing cabin to the lake, we enlisted the assistance of Ron Swenson, an
architectural designer, in planning the proposed addition. His comments
are as follows:
“The modular design of the existing 28 x 28 foot two story walkout
cabin with its unusual roof structure and 45 ° orientation to the lake
places great restrictions on how and where a new addition can be
connected.
Repeating the modular design of the existing cabin roof, beam
spacing, window module, and roof pitch is the only way the addition will
work in plan and elevation.
The new 3 season space would only advance approximately 1 foot 2
inches closer to the lake than the existing cabin and the expanded deck
would advance only 3 feet 6 inches closer to the lake than the existing
deck.”
