Scoll cc Roberta SchaLe arc intending lo upgrade our existing lake property. The existing cabin is seasonal and is beginning to show its age. Signilicant improvements will soon be necessary to maintain the cabin, and the existing foundation blocks are somewhat unstable, restdting in some structural settling. Our proposal is to raze t)ie existing strucuire and replace it with a manufactured home, to be purchased and set up by Plarv'est t-lomes of Fergus Falls as general contractor. The proposed new home will be a year round home and, will likely eventually become our retirement home. The new home will be supported by frost point footings. As otir lot is “pie shaped” as shown on the included diagram, the proposed new home will require approval of variances. The variance requests are as follows: A variance of 27' from the required 100’ setback from the ordinary high water mark, The proposed home will be set back 73’ from the ordinary high water m.nrk. This will keep the front setback tlie same as the current cabin and will ahso align the proposed home with the neigiiboring structure to the west. variance from the east lot line of the adjacent undeveloped property as follows; From the northcast/fr ont comer of the proposed home - a 4’ variance from the required 10’ setback to place the home at 6’ from the lot line. From the souiheast/rear corner of the proposed home - a 9’ variance from the required 10' setback to place tlie home at 1’ from tire lot Ime. As mentioned, the adjacent l.uoperty to the east is undeveloped and wooded, and as can be seen on the included photos, there has historically been 15 to 20 feet of maintained property between the actual lot line and the beginning of the undeveloped woods. 1. I I As shown on the included drawing, there is presently an existing outbnilcling/storage shed located on the southeast comer of the lot. The shed is located 4’ from the side lot. Along with tiie new borne, we would also remove the storage shed and replace it with a new- shed of the same dimensions and in the same location on the lot. If a variance is necessary to replace the storage shed, it would require a C’ variance from the required 10’ setback on Ihe southeast lot line, We would also request tlrat this variance be approved to .allow replacement of the '.storage shed. Wc respectfully request your consideration and approval of die required variances to allov'' us to make the planned improvements to our property. In addition to enabling tis lo achieve our goal of gainiug more living space for seasonal use now and eventual retireineni liviiig, we believe that the proposed improvements will increase the property's value and improve its ae;^ihelic appeal.
