The property location was 23013 Maple Hurst Drive Vergus Minn. Lot 31 Maple Hurst Beach Township of LidaCounty of Otter tail Minnesota. When the deed of sale was to be registered, registration was denied because the lot was only 53 feet wide and I own the property ^6022. Maple Hurst Drive) adjacent to it (4.35 acres) with sufficient shore frontage to increase the frontage of lot 31 to the required 100 feet. j ! A boat house and shed were located on the 4.35 acres. I had made agreement with I , the buyer (prior to the sale of lot 31) that I would extend the frontage sufficient to include the two buildings. This was in the process of being done when I found out the the frontage had to be extended to make the 100 foot requirement. The survey has now been completed extending the shore of lot 31 58 feet for a total of 111 feet, including the two buildings, (ref the attached Certificate of Survey ) This meets the ' requirement of 100 feet of shore line to sell a lake lot. This variance application is a request to add sufficient lake shore frontage to lot 31 (taken from the 4.35 acres) to bring it up to the required 100 feet and thus allow the deed to be registered. (At the time of the sale, I did not know that this requirement existed for existing lots, and I was not advised of this by the Title Company). The added shore footage will be along a wet land. The wet land will continue down the shore line (beyond the added 58 feet) for at least another 150 feet. Nothing can be developed or constructed along this extended shore frontage because of the wet land behind it. I have just finished constructing a log home on the 4.B0 acres. I will keep the acres as is developing it into lake front lots! and have no intention of I trust what I have written above is understandable and this application will be approved.
