The above variance should place the proposed addition approximately 30’ from the ordinary high water level and should not obstruct the view of neighboring property to the west. It was noted that the approved variance does provide a reasonable use of a pre-existing structure located in a restricted zone. Hardship is a substandard lot of record, biased lot lines and the pre-existing structure.
