a survey done of the property to locate pins and are requesting the variance to leave it where it currently is.

attached to and incorporated as an official part of the minutes which have been placed on file with the Land & Resource

A variance may be granted only where the strict enforcement of county land use controls will result in a "practical difficulty". A
determination that a practical difficulty exists is based upon consideration of the following criteria:
The applicant identified the following practical difficulty: The lotline was closer to the building than originally thought. It was
discussed with the neighbor and this is where the lotline was thought to be. Since then, the lot has been surveyed and the lotline
was found to be different.

Charles Kvare (Owner) and Joel Peterson & Paul Evenson (Buyer), Lot 1 - Kvare’s Beauty Bay South 2"** Addition, in Dunn
Township requested the following; We are proposing to split Lot 1 Blk 1 of Kvare’s Beauty Bay South 2 Addition in to 2 Parcels. This
lot is a non-shoreland parcel which was created by Plat in 2011. The lot has 60,668 sq. ft. of lot area and 295’ of lot width. Each lot
would have approx. 30,334 sq. ft of lot area and have approx. 147.5’ of lot width. The Subdivision Controls Ordinance requires that
platted lots outside of the shoreland area shall be 20,000 sq. ft. or larger in area and have a minimum width of 120’. The above
proposed subdivision of Lot 1. Blk 1 will exceed these requirements. The proposed use of these lots is single family residential use. In
2011 Wayne Johnson from Super Septic determined that there was enough area to accommodate 2 soil treatment areas (2500 sq.ft.).
We are currently working with Scott Ellingson and he has been onsite to determine that there is sufficient area to accommodate the
required septic area for a new subdivision. Also, note that Dunn Township has approved the split of this lot and permit for our
building projects. The lots will be surveyed upon approval of this variance.
Charles Kvare, owner and Paul Evenson & Joel Peterson, proposed buyers represented the variance application via GoToMeeting. The
audience was polled with no one speaking for or against the variance application.
After consideration and discussion, Darren Newville made a motion, seconded by Terry Marthaler and unanimously carried by roll
call vote to approve the variance application to split Lot 1 Blk 1 of Kvare’s Beauty Bay South 2'“* Addition into 2 lots. Each lot would
be approximately 30,334 sq. ft. in lot area and have approximately 147.5 of lot width. This decision is also based on the Findings of

Just got your letter today regarding your storage shed located off of our shared property line.
We do not have any concerns over the current location of your storage shed and are fine with it
remaining at that location.
I don't know if it would help in your conversations with the county, but when we purchased our cabin
in the early 1990s the original owner of your property had a storage shed in approximately the same
location as your current shed although his shed was closer to our shared property line than your current
shed is.
I would say that I don't really see how you could find a better location for the shed on your property
than where it is currently. Moving it farther away from our shared property line would seem to me to be
a significant issue with your access to your property and cabin.
