Surveyor's drawing to be provided. Hardship being a substandard lot of record. The granting of this variance will make the substandard lots more standard. 19 . Fergus Faiis, Minnesota : . BACKGROUND Lots 1/^ 2 and 3 consist of a common business use/j: namely a bait shop'and Cabin. Combined they would have approximately 170 front feet of lakeshore (less 9 feet which is requested to be added to lot' 4). (See attached Plat Map/ Exhibit B.) On July 29/^ 1988/| :these three lots were transferred to the Johnsons as business property. The contract was recorded August 1988/^ as document 678210. These lots all have separate PID numbers. The combination of these lots would result in a larger lot with more shoreline than most of the neighboring lots. The lots should be consolidated under one PID number since the use is the same for all three lots (business). The transfer of fee title in these lots would be consistent with the previously recorded contract for. deed and Otter Tail County District Court case Cl-91-1362. In addition/.it is requested that the easterly 9 feet of lot 3 be added to lot 4. This is because an additional 9 feet would more correctly divide the open space between the bait shop on lot 3 and the garage (which Is part of the house) on lot 4. This would increase the size of lot 4 and add 9 more feet of shore­ line. Additional information is; 6 of the 7 already existing lots to the east are smaller and have less shoreline than the combined property (75/ 75/ 225 75/^ 70/^ 100/j 60 feet). ( ( The lot adjacent to the combined property on the west has less shoreline.
